Buy/ Sale- Lease Back
This is the easiest way to get capital through the real estate route. Our “Buy/sale- lease back” program is available for any business owner or individual who has 50% or better in equity. Major benefits come along with this particular program. Mainly, is the fact that no financials are needed! We simply look at the equity, and value of your property, and then determine the offer from there. Our investor buys the property, leases it back to you (with a monthly rent), and you can buy it back at any time. There are no expirations on the buy-back policy. If it is a commerical or residential building where you collect rent, nothing changes. The only thing we do is hold the title until you buy it back.
How does this program work?
As mentioned in the beginning, the buy/sale- lease back program requires painless paperwork to get done. In- fact, most of the work is done between our investor and the titling agency. For the borrower, there is a simple property information sheet to be completed. It’s a basic form asking for things like property address, value, and the lien holder(s). As well as a few other simple questions. Once this sheet is submitted to us, due diligence is done, and an offer would be presented. Proposals are usually produced within 24- 48 hours. If you have a relationship with your real estate titling agency that’s even better. Closing time on this real estate deal is anywhere from 1-4 weeks.
Note before applying..
Things to note before applying goes as follows. Equity in the property must be 50% or greater than it’s worth. If there are several lien holders it could potentially pose an issue, or not. The borrower must be clear of any open bankruptcy’s or judgements. This is great for high risk situations. Credit is not a factor, nor are tax returns, or financials. A business owners or individual may apply for this program.
